Tips For Staging Your Home

Staging isn't about creating something artificial; it's about telling a story. It’s showing how a space can live, breathe, and function beautifully. Whether it’s through soft textures, statement lighting, or a calming scent in the air, good staging elevates a space into something aspirational. In many cases, it also shortens days on market and increases perceived value.

In today’s competitive market, first impressions matter more than ever. Whether you're selling a stylish family home in Somerset West or renting out a luxury apartment in Stellenbosch, beautifully staged properties consistently sell or rent faster—and for better prices.

Here are my top tips to help you stage your home so that potential buyers or tenants fall in love the moment they walk through the door.

1. Start with Street Appeal

The exterior sets the tone. Trim the garden, sweep the paths, and make sure the entrance is neat and inviting. A fresh coat of paint on the front door and a few potted plants can make a world of difference.

2. Clear the Clutter

Less really is more. Remove excess furniture and personal items so the space feels open and breathable. Store away anything that distracts from the home’s features—including personal photos and collectibles.

3. Deep Clean for a Fresh Start

A sparkling home sends a strong message of care and value. Windows, floors, kitchens, and bathrooms should all be spotless. Subtle, clean scents (think citrus or linen) create an inviting atmosphere without being overpowering.

4. Neutral is Beautiful

Aim for a calm, neutral palette with soft touches—cushions, throws, and textures in linen, cotton, or velvet. This allows buyers or tenants to imagine their own style in the space, while still giving it warmth and charm.

5. Let the Light In

Natural light sells. Open curtains, clean the windows, and place mirrors to enhance brightness and space. Update old bulbs with soft white light for a fresh, modern glow.

6. Define Each Area with Intention

Each space should tell a story. A corner can become a reading nook, a spare room can be staged as a serene guest suite, and a balcony can be transformed into a relaxed outdoor café setting.

7. Fix the Small Things

Small issues can raise red flags. Tighten handles, oil squeaky doors, and patch up any paint chips. These details matter more than you might think—they send a subconscious message of quality and care.

8. Curate a Lifestyle

People don’t just buy homes—they buy into a feeling. Set the dining table, style the coffee table, light a candle, or drape a luxurious throw over a chair. Show them what their life could look like in this space.

9. Stage Outdoor Spaces

In the Cape Winelands, we’re spoiled with sunshine and views. Make sure patios, gardens, and balconies are just as inviting as the interiors—think outdoor seating, lanterns, and lush greenery.

10. Stay Viewing-Ready

During the marketing period, keep the property in “show-ready” condition—beds made, surfaces clear, lights working, and everything in its place. You never know when the perfect buyer or tenant might walk through the door.

Ready to Sell or Let Your Home?

I work closely with clients to ensure their property is presented in the most compelling way—whether it’s a curated rental or a signature sale in one of the Cape’s most desirable neighbourhoods.
